Main purpose of the jobTo provide a comprehensive customer focused property management service to leaseholders, shared owners, both of the Association and in the capacity of Managing Agents.
To ensure all management standards conform to current Landlord & Tenant legislation, professional and trade association Management Codes and the Associations published policies and procedures.
Core responsibilities
• To implement the Associations policy in respect of the collection of rent and service charge arrears including liaison with mortgagees, issuing and enforcing Court Orders, repossession directions and all other relevant pursuance procedures.
• To ensure all leaseholders receive comprehensive benefit and debt counseling advice
• To interview all prospective leaseholders ensuring that properties are allocated in accordance with the Housing Corporations LCHO criteria and the Associations published allocation policy.
• To ensure that all communal services to leasehold schemes are delivered to the highest possible specification and Best Value.
• To ensure all relevant repair matters are brought to the attention of the Buildings Inspector and that there is close with liaison with the Buildings Inspector and Buildings Manager in relation to all day- to- day, cyclical and programmed maintenance.
• To provide a pro-active estate management service to leaseholders including enforcement of lease covenants, neighbour dispute resolution, complaint investigation.
• To compile monthly scheme status reports.
• To effectively mange various on site staff such as caretakers, cleaners and contract service providers.
• To liaise with leaseholders, recognised Residents Associations, their Officers and Landlords in respect of all expenditure from repairs reserves and sinking funds in accordance with Trust and Landlord and Tenant law. To regularly review trust funds and advise leaseholders accordingly.
• To play an active part in scheme project meetings ensuring all management issues are addressed and that there is positive liaison, with Development staff, Contract staff and external agents.
• To actively seek additional management fee income from outside bodies and to act were appropriate as consultants to other RSL's in respect of leasehold management.
• When appropriate to assist in the marketing and sales of leasehold property.
• To carry out the above duties, and any others, which may be assigned, in accordance with the Association's Equal Opportunities Policy.
• Implement the group’s “Valuing Diversity” strategy ensuring that all practices and procedures are in accordance with good equality and diversity practice and that staff are aware of equality and diversity considerations in respect of their duties.

Minimum Qualifications and Experience
• Experience of leasehold management
• Excellent working knowledge of Landlord & Tenant and Commonhold and Leasehold Reform legislation.
• Experience of liaising with residents groups
• IT literate
• Working towards membership of the IRPM
